What drives the cost of a new roof
Five things move the price of a re-roof more than anything else:
- Roof size. Bigger roof, more materials and labour. We estimate yours from your property type and number of bedrooms — a real quote uses a measured survey.
- Material. Concrete tiles are the most affordable; natural slate costs more upfront but lasts far longer. Flat-roof systems (EPDM, GRP, felt) are priced differently again.
- Access and scaffolding. Scaffolding is a legal requirement for a full re-roof, not an optional extra. A two-storey house typically needs £900–£1,800 of scaffold; detached or awkward access costs more.
- Stripping the old roof. Removing and disposing of the existing covering, felt and battens adds cost — but a proper re-roof goes back to the rafters.
- Condition underneath. Rotten timber, failed flashings or a sagging structure can only be confirmed by a survey, and can add to the final figure.
